What will it cost to build?
Omeya's quick cost estimator gives an indicative construction cost for common building types in Bhutan, based on the Bhutan Schedule of Rates 2026 Quick Cost Guide published by the Department of Infrastructure Development, MoIT, with an occupational health and safety allowance per the BSR guideline. From estimate to finance
The number the bank will actually ask for.
This quick figure is a starting point. When you approach a financial institution for a construction or housing loan, they need a current, certified estimate, usually a security valuation, and the loan file assembled correctly. Omeya provides that bridge, from the BSR-based estimate through to a bank-ready pack.
How it connects to your loan
A lender sizes a construction loan against the certified project cost and the value of the security. This estimator gives you the ballpark; a bankable estimate and valuation turn it into a figure the credit committee can lend against. Current lending rates in Bhutan are published by the Royal Monetary Authority of Bhutan (see its interest-rate and banking statistics), useful for a first repayment sense-check.

How accurate is the quick estimate?
It is indicative only. The figure uses Bhutan Schedule of Rates 2026 Quick Cost Guide rates and a standard OHS allowance. It excludes land, major site development, special items such as MEP and lifts, abnormal site conditions and design specifics. For a figure a bank or board can rely on, an engagement is needed.
What do the rates include?
Each Quick Cost Guide rate covers a complete building of that type as described in the BSR: structure, finishes, standard electrical works, plumbing and sanitation, drainage and plinth protection. Rates are per square metre of plinth per metre clear floor-to-ceiling height.
Which locations do the zones cover?
The BSR publishes rates for four zones anchored to Phuentsholing, Gelephu, Samdrup Jongkhar and Thimphu. Choose the zone nearest your site.
Can I use this estimate for a bank loan?
Not directly. Banks require a current, certified estimate and usually a security valuation. Omeya prepares bank-ready estimates, valuations and the supporting loan documentation, and can help move the file through the bank.
